Some buyers value a pool while others see maintenance, fencing and renovation cost. The decision should be based on likely buyer demand, project cost and the value of the reclaimed yard.
Allow enough time
Starting close to listing can leave an unfinished yard or approval paperwork outstanding. Build in time for contractor availability, earthworks, turf establishment and documents.
Keep the sale file complete
Provide the solicitor or conveyancer with approvals, contractor details, photographs and deregistration evidence. Do not rely on a verbal statement that the pool was filled.
Present the new use clearly
Good landscaping helps buyers understand the benefit. A blank patch of new turf may be enough, while some properties benefit from a simple outdoor concept plan.
